I recently listed, and sold, a home for $21,900 more than what one of those automated sites had told the homeowners their home was worth. You see, many of those sites merely add an adjustment factor to the town's assessed value to determine what a home is worth. As we all know, assessments are only for tax purposes - and the lower the better! An accurate analysis involves looking at the property, comparing your home to similar ones that are currently on the market, and also to those that have recently sold. Adjustments for size, condition, location, ameneties, and local market conditions must also be taken into consideration.
